Quarters vs Guesty

Quarters is built for furnished lets of one to twelve months. This page sets it beside Guesty: where each is the better buy, what each publishes as a price, feature by feature, and how moving across works.

Which to buy

Where each of them is the better buy.

People weighing the two usually want one of three things: a different way of paying, a simpler tool, or software built for lets that run for months. Plenty of tools answer the first two. The third is the one we are built for.

Guesty is the better buy if…

  • Your nights come through Airbnb, Booking.com and Vrbo. Guesty syncs all three on every plan, and 60+ channels on Pro. We have no channel manager.

  • You price by the night. Guesty has revenue management on Pro and a dynamic pricing add-on on every plan. Mid-term rent is agreed once per tenancy, so we never built one.

  • You want a booking website built for you. Guesty has a website builder and a booking engine. We give you an API and leave the site to you.

  • You want guest extras in one place: a guest app, smart-lock management, damage protection. Guesty offers all three and we offer none.

  • You manage hundreds of listings. Guesty’s Enterprise plan is made for 200 and up.

Quarters is the better buy if…

  • Your lets run for months and each one is a tenancy: a monthly rent, a deposit and a minimum stay in months, a lease from your own template, a handover at each end.

    The product
  • You want a published price up to 50 units: €10 a unit a month up to 20, €7 from 21. Nothing per booking, and unlimited users.

    Pricing
  • You want help moving across. Migration is included from Growth up, with no onboarding fee.

    How switching works

Start with your business

Which one is your year?

Twelve units over one year, let two ways: by the month on top, by the night below. Guesty describes itself as “Airbnb & Vacation Rental Software”. Quarters is built for the top one.

By the month · around 40 tenancies a year

In Quarters, each bar is a tenancy: a lease signed in the product, a deposit, a check-in and a check-out, and the clean after it.

By the night · around 1,000 bookings a year

Pricing follows the picture. A fee per booking grows with turnover, which the bottom picture has plenty of and the top one does not, so Quarters charges per unit and nothing per booking.

If your year looks like the bottom one, a short-let tool will serve you better than we can. If it looks like the top one, that is the gap Quarters is built for.

Cost

What each of them publishes.

Guesty’s pricing page lists Lite for one to three listings, with packages from $9 a listing a month. Pro and Enterprise are quoted per portfolio, so they show here as on request and we do not estimate them.

Switching from Guesty

Two to three weeks, running both.

Migration is included from the Growth plan up, with no onboarding fee. City Retreat switched from Guesty, plus a Google Sheet the whole team edited at once. Read how it went

Comes across

  • Properties, with addresses and attributes
  • Photos, re-rendered into every size
  • Descriptions and amenities
  • Rates and deposits
  • Future reservations, with status
  • Guest records and contact details
  • As much booking history as you want

Does not, and why

  • Channel connections

We have no channel manager. If Airbnb matters to you, this is the conversation to have before switching, not after.

  • Message threads

Guest correspondence is not imported. Keep a copy of what you need before you close the account.

  • Automations

Email automations are set up again here. It usually takes an afternoon.

  • Historic invoices

Your accounting stays where it is. Keep the exports.

The sequence

Six steps, in this order.

  1. 1

    We pull your portfolio

    Day 1

Properties, addresses, photos, descriptions, amenities and rates come across from Guesty’s API. Photos are re-rendered into every size a website needs, so nothing has to be uploaded again by hand.

  2. 2

    You check it against reality

    Day 1–2

Portfolios drift. This is the step where you find the unit that was renamed in 2024 and the two that should have been archived. Better now than in month three.

  3. 3

    Reservations and guests follow

    Day 2

Every future booking, and as much history as you want. Dates, guests, amounts and status. Past reservations come across as records, not as things that will suddenly email anyone.

  4. 4

    Your lease becomes a template

    Day 2–3

Your lease turns into a template with fields the reservation fills in. This is usually the step that takes longest.

  5. 5

    Run both for a fortnight

    Week 1–2

Keep Guesty live while you take real bookings here. Nobody should cut over on a Friday afternoon on faith, and we would rather you didn’t.

  6. 6

Point your website here and close the old account

    Week 2–3

Your site switches to our API, availability goes live, and you end your Guesty plan. We are still here if something surfaces in month two.

Worth saying plainly

We will tell you not to switch if you should not.

If most of your nights come through Airbnb or Booking.com, Quarters will make your week harder, and we would rather say so on a call than bill you for three months while you work it out. A customer who leaves angry costs more than one who never arrived.

See it against your own portfolio

Thirty minutes, your units, your contracts. If it is not a fit we’ll say so. We’d rather lose the trial than the reputation.
